Thirty Bullimah presents a collection of four multi-level luxury villas designed to embrace a relaxed, sub-tropical coastal lifestyle within the beachside enclave of Koala Park. Located moments from Tallebudgera Creek and the Burleigh Heads beachfront, the architecture is a direct response to its context, balancing a striking contemporary form with a highly articulated, human scale that respects the established streetscape.

The three-storey built form utilises a refined, minimalist palette where crisp white textured render and warm bronze accents are grounded by tactile feature brickwork, while architectural breeze blocks add texture and an intricate play of light. Deep building recesses, sweeping cantilevers, and layered facade elements break down the overall massing, creating a dynamic interplay of shadow and light that evolves throughout the day.

The design prioritises seamless indoor-outdoor integration, featuring expansive floor-to-ceiling glazing that opens completely to wide, usable balconies and private courtyards. The building envelope is treated as a highly responsive skin, utilising operable elements to maximise comfort and environmental performance. Sliding white aluminium screens and vertical louvres allow residents to control solar heat gain, capture prevailing ocean breezes, and modulate internal light, while fixed privacy screening and tinted glass ensure complete domestic privacy without sacrificing cross-ventilation. Deep planters and cascading perimeter greenery are woven into the edges of the structure, softening the architectural lines and effortlessly grounding the building into its coastal setting.

Designed with an emphasis on permanent living for downsizers and families alike, each three-bedroom residence offers generous, highly liveable floor plans that maximise space and functionality. Dual living areas and a multi-purpose room provide ultimate lifestyle flexibility, while individual double lock-up garages deliver direct, secure ground-level access. Rejecting standard communal layouts, each villa is crowned with its own private rooftop recreation terrace. These expansive open-air pavilions feature optional private spas, integrated laundry amenities, and lush perimeter landscaping, providing an elevated, highly private sanctuary for entertaining against a panoramic Burleigh backdrop.
