The architecture of 22 Venice Street captures a contemporary coastal aesthetic that responds directly to its coastal environment, situating itself as a thoughtful addition to a premium beach-side enclave in Mermaid Beach. The design intentionally bifurcates into two primary, distinct volumes to balance streetscape scale and functional zoning.
The street-facing garage volume utilises a timber batten system topped with an elevated rooftop pool and deeply recessed, lush coastal planting, a strategy that effectively softens the street frontage, mediates neighbouring privacy, and establishes a layered entry sequence. Beyond this entry node, the primary dwelling is composed as a clean, simplistic three-story volume that maximises deep open-plan living zones. These spaces step out onto functional terraces, facilitating active visual surveillance and fluid connection to both the streetscape and the adjacent parkland.

The external material palette emphasises textural variation and permanence, heavily informed by editorial standards. The tactile pairing of off-form concrete soffits and bright, clean white rendered walls provides a solid, sculptural framework, which is counterbalanced by the warmth of natural stone feature walls and refined timber batten cladding. The landscape design acts as an extension of the built form, utilising substantial rooftop gardens, trailing vines, and realised tropical palms to achieve a highly sophisticated, luminous coastal atmosphere that blurs the boundary between architecture and landscape.
