The Helensvale Town Centre masterplan addresses a complex, multi-use site encompassing industrial precincts, an established retail hub, and a golf course strategically positioned alongside Helensvale station. Designed to serve as a catalyst for regional connectivity, the proposal expands the existing shopping centre into a dynamic commercial anchor while establishing a multi-modal transport hub that unifies retail activity with broader transit infrastructure. By leveraging its prime location, the framework reimagines underutilised land into an integrated urban gateway capable of supporting sustained economic and civic growth.
At the core of the strategy is the transformation of the golf course into a vibrant, walkable, medium-density residential neighbourhood. Grounded in transit-orientated development principles, the masterplan seamlessly synthesises the existing heavy rail network with the light rail corridor, placing sustainable mobility at the center of daily life. Pedestrian-focused lot layouts, active green corridors, and continuous access pathways link residential precincts directly to retail amenities and transit interchanges, creating a human-scaled community that reduces car dependency and enhances urban liveability.
