Francis Street II reinterprets the traditional coastal vernacular through a lens of modern minimalism and sophisticated restraint. The building's form is composed of stacked, crisp white concrete bands that articulate the floor plates, grounded by an extensive timber-clad envelope that lends both warmth and texture to the streetscape.

Central to the design is the use of operable and fixed vertical timber screens. This rhythmic element wraps the upper volumes, providing a dynamic facade that morphs to balance the desire for open, luminous interiors with the necessity of coastal privacy. The seamlessly integrated timber batten garage and entry gate create a cohesive, monolithic presence at street level, which slowly unravels upon entry.

The layout is deliberately oriented around a private, sun-drenched courtyard and lawn, allowing the main living zones to open entirely to the elements. Large sliding glass tracks dissolve the boundaries between the interior flooring and the outdoor terrace, fostering an atmospheric sense of space. Deeply recessed balconies on the upper levels offer sheltered vantage points to capture coastal breezes while remaining protected from the street, completing a home designed around the quiet luxury of simplicity and light.
