In Progress, Residential High Rise

Visualisation | FKD Studio

Located at 137 Old Burleigh Road, Broadbeach, this project presents an opportunity to create a highly curated residential offering along the Gold Coast shoreline. The development of the Breeze site will deliver a thirty-four storey residential tower, designed as an elegant and restrained addition to the Broadbeach skyline.

Its architecture embodies a contemporary coastal vernacular, articulated through clean structural lines and an expansive glazed façade that captures layers of light and sky. The building’s form is informed by the coastal current, creating a sophisticated visual rhythm that is both distinct and harmonious within its beachfront context.

The design responds directly to its prime setting, ensuring every home is oriented to maximize uninterrupted views of the coastline. Just moments from the beach and the lively Broadbeach retail and dining precinct, the tower is positioned within a highly connected address. The building will accommodate an exclusive collection of forty-nine dwellings, comprising a mix of half-floor apartments, generous full-floor residences, and premium penthouses. Expansive balconies extend the internal living spaces outdoors, maximising natural light, cross-ventilation, and direct engagement with the ocean outlook.

Sub-tropical design principles are embedded throughout the scheme, with deep coastal eaves providing integrated shading and opportunities for passive cooling. The ground plane has been carefully considered to engage with Old Burleigh Road, providing a welcoming, landscaped arrival experience and a seamless transition toward the shoreline. Parking provisions, residential amenities, and building services are sensitively integrated to support a well-functioning and highly liveable environment.

This project aims to enhance Broadbeach's evolving skyline with a contemporary, elegant form that complements its premium coastal setting. Combining exceptional architecture, thoughtfully designed spatial proportions, and a deep understanding of its context, Breeze will stand as a refined contribution to the ongoing evolution of Broadbeach.
