38 St Andrews adopts a refined architectural approach, grounded in an understanding of its coastal context and the subtropical characteristics of Isle of Capri. The building is expressed through controlled proportions and a restrained material palette, resulting in a resolved contemporary form that sits comfortably within its streetscape.
The internal planning prioritises resident comfort and environmental responsiveness. Living spaces are configured to maximise daylight penetration and encourage natural ventilation. Expansive balconies and terraces extend the functional footprint of each dwelling, supporting an indoor–outdoor lifestyle and strengthening a connection to climate, aspect and view.

Careful consideration of massing and articulation ensures the building reads at an appropriate scale, enabling privacy, outlook and liveability without compromising on urban contribution. Façade elements are calibrated to orientation and exposure, moderating sun, capturing breezes and offering a sense of enclosure where required. The architectural resolution is disciplined and deliberate, with design decisions driven by performance, longevity and relevance over time.
38 St Andrews represents an approach to residential architecture that values purpose over embellishment. Its strength lies in proportion, detail and restraint, providing an enduring built outcome shaped by climate, lifestyle and context.
