Situated at 23 Leonard Avenue in Surfers Paradise, this boutique twelve-storey residential tower delivers an exclusive, low-density coastal lifestyle. Rising just over forty metres on a compact 510-square-metre site, the building comprises only twelve premium apartments, balancing an articulated podium with a sculpted, fluid tower designed for its sub-tropical context.

At street level, the podium features an inviting entry enhanced by deep soil zones, native landscaping, and travertine stone cladding. Horizontal beige breezeblocks and cascading greenery screen the lower levels, softening the building's street presence while maintaining natural ventilation. Above, the tower transitions into a refined form defined by dramatic, fluidly curved corners, frameless curved glass balustrades, and champagne-finished butt glazing that maximises panoramic coastal views. Vertical timber-look battens provide rhythmic texture and solar privacy, while natural grey stone cladding anchors the rear elevation.

Inside, the development offers sophisticated, generously scaled residences that culminate in expansive multi-level penthouses. Residents also enjoy an elevated sanctuary in the form of a 91-square-metre open-air communal roof terrace. Crowned by a sculptural canopy, this shared space perfectly captures sweeping Pacific Ocean views and coastal breezes, finishing a design that successfully blends robust materials with fluid geometry and integrated urban greening.
